Thompson Thrift is seeking a Director of Development to work out of the corporate office in Indianapolis, IN or Denver, CO. This role oversees a small to medium portfolio of Multifamily development projects from the initial land acquisition through to construction loan closing. This includes coordination with Acquisitions Team and Development Team during site selection, contract negotiation/administration, entitlement and due diligence management, primary liaison with city officials, architects, zoning attorneys and civil engineers.


Duties & Responsibilities
:
  • This role leads a Development and Design Team and has accountability for projects from entitlements through to construction loan closing.
  • Acting as a liaison with City Officials to progress development efforts.
  • Consulting and reviewing with Acquisitions Team the financial pro-forma with a firm understanding of yield, spread, cap rates, and general underwriting considerations.
  • Developing timeline and cost schedules for all required due diligence items.
  • Securing proposals that meet company goals and lending requirements.
  • Coordinating all entitlement efforts.
  • Assisting legal counsel in reviewing and resolving title and survey issues.
  • Ascertaining utility availabilities and connection fees, and costs of necessary improvements.
  • Conducting necessary site investigations and subsequent reports.
  • Assisting senior leaders of Development, Acquisitions, Constructions, and principals in the development of a project budget.
  • Coordinating design professionals (civil and architectural) in the development of necessary materials for every stage of the process, from initial conceptual layouts to construction drawings and specifications.
  • Representing Thompson Thrift at public hearings and meetings with adjacent neighborhood representatives, utilities, regulatory agents, consultants, etc.
  • Secure all necessary permits and/or approvals.
  • Maintaining current project files.
  • Growing and developing team.

Qualifications:
  • Bachelor’s Degree required in Construction Management, Civil Engineering, or related field.
  • Minimum 6 years of relevant real estate development experience. At least 3 years in a management capacity.
  • Must have excellent verbal and written communication skills.
  • Excellent analytical/problem solving skills are needed.
  • Knowledge of Real Estate Transactions.
  • Computer literate with experience in MS Word, Excel.
  • Detail oriented, purpose driven.
  • Able to set and meet deadlines.


Annual Salary*:
$108,000 - $172,000

Actual compensation may vary from posting based on geographic location, work experience, education and/or skill level.

The Company may ultimately pay more or less than the posted range. This range is only applicable for jobs to be performed in Colorado. This range may be modified in the future.
